Boost your house value ‘by 15%’ with simple action before market


Selling a house is one of the most stressful but important experiences someone can go through in life.

Many factors can make a difference in how much a property can sell for – from the size, amenities, whether it has a garden, whether it has off street parking, or even what time of year it is.

But there is one thing everyone can do before going to market that could boost the value. Interior designer Rocío Palomar claims the level of decoration in a house can see it fetch up to 15% more.

Speaking to Cope, he explained: “Good decor can increase a home’s value by up to 15 percent; it’s one of the smartest investments we can make before putting it on the market.”

Rocío added that two of the keys were perception and also the emotional reaction a buyer has when they see the inside of a property. That’s because, he claims, a it’s not just the building being sold but also “a way of life”.

Rocío added that buyers sometimes prioritise “light, order, and a neutral yet warm aesthetic”. He added that another aim should be that a potential buyer should feel as if their future home could be a safe space. They said: “The key is that the buyer can project themselves there.”

Rocío isn’t the only person to have provided advice on what homeowners can do when it comes to making their home look more attractive.

Mortgage expert Shaun Sturgess of Sturgess Mortgage Solutions, warned sellers of overpricing their homes. Overpricing is when a home is listed above market value. He explained why it was important for buyers to be cognisant when listing what price they were advertising their home at.

He told the Express: “Overpricing rarely gets you more. More often, it gets you stuck. A home listed above market value tends to sit there while sensibly priced properties around it sell. The longer it lingers, the more buyers start assuming something is wrong with it.”

Furthermore, Mr Sturgess that whilst a home might be on the property market for a while, that the most important time was actually during the first two or three weeks.

He explained: “The first two to three weeks are everything. That is when you get the most views and the most genuine interest. If you pitch too high and waste that initial momentum, it can be very difficult to recover later.”
